Stacked Up FAQs

Stacked Up is a data-driven app based around a simple premise: if it were possible to earn meaningful income from renting a spare room, buying a place might just stack up.

The app analyses and visualises property-related information from around Australia. By comparing property sale prices with potential returns on short term, private room rentals across different suburbs, Stacked Up aims to show the places where people might be able to make important dollars renting extra space - helping get things to stack up.

We’re still working on the app - we want it to show how returns on short term renting compare for places with different numbers of rooms, different proximities to transport, and different property features - to help first-home buyers, up-graders, and those who already own a home (and want to see if short term renting stacks up for them). By analysing data from suburbs around Australia, Stacked Up compares median unit property sale prices with estimated potential returns on short-term, private room rentals on Airbnb, providing index rankings to show where people might be able to make important dollars renting their extra space. While we hope this straightforward comparison will be useful, we do intend to extend the app and its features further, with feedback from users. While Stacked Up can provide a broad comparison between the estimated income from renting a private room on Airbnb on a per-night basis and median sales price of a unit property, at this stage it cannot provide information on the occupancy rates of Airbnb listings, or on the number of spare rooms available in a given property. We are seeking to address these limitations as we develop the app, and connect to new streams of data. We're also looking to get your opinion on how the app is limited, and what features could be added to make it more useful! See the survey link below if you'd like to share your thinking with us 🙂

Stacked Up app gives each suburb an index number - or 'index score' - to show the ratio between estimated short term rental income and the median purchase price of a unit property. A higher index number indicates a higher estimated rental-income to median purchase price ratio, demonstrating how short-term renting in some suburbs may potentially provide a better opportunity to make the numbers stack up than in other suburbs.

Example: An apartment in suburb A which costs $500k and has an estimated rent of $100pn has an index score of 20, whereas an apartment in suburb B which costs $500k and has an estimated rent of $150pn has an index score of 30. A third apartment in suburb C, which costs $750k and has an estimated rent of $200pn, has an index score of 27.

In short; to create something that's authentically useful. Making the numbers stack up, or even just thinking about it, is an undeniably daunting challenge. We hope to provide, with the Stacked Up app, a tool that can be of some genuine use to people navigating this space - whether you're buying a property, planning to buy, considering the possibility, or have already bought and are looking for ways to subsidise your housing costs. ShareCover aims to listen, to learn how the app can be most useful for users - co-developing according to what it is they want from it, and the valuable insights they provide. At this stage we are sourcing short-term rental data from Airbnb and Eliot & Me (who provide estimates for Airbnb as well as other sites), and we are looking to expand our data-inputs in future so as to include quality information from as broad a set of recognised short-term rental platforms as possible.

Stacked Up currently sources property data from CoreLogic and Airbnb rental data from Airbnb and  Eliot & Me. Combining these data sets, the app has information on most Australian properties. This means that it does cover the vast majority of suburbs, especially in the more densely populated areas.
